MATERIAL + INSTALLATION OPTION

Flooret Modin Base LVP Bundle

Flooret Modin Base material plus standard click-lock LVP installation starts at $5.99 per installed/project square foot.

A 250 square foot project minimum applies to the bundle, making the minimum base bundle $$1,497.50 before tax and separately priced work.

AHW plans material at project area + 10%. That planning quantity does not increase the project square footage billed at $5.99. Final ordering may round to whole boxes, and unused bundled flooring belongs to the customer.

Under the currently verified Flooret shipping policy, standard supplier freight is absorbed into this bundle rather than shown as a separate normal-project freight charge. The supplier policy was last verified 2026-09-04 and is rechecked before ordering.

Why the Starting Rates Differ

Floating-floor products are not all built or installed the same way. Plank construction, thickness, locking system, cutting requirements, underlayment, acclimation instructions, and handling can affect the time and work involved.

We review the actual product instructions before confirming the installation method and labor price.

STANDARD INSTALLATION

What the Starting Installation Covers

The starting labor rates cover the planned installation of the selected floating flooring in a standard straight layout. Your estimate will identify the rooms included, the flooring being installed, and any additional work needed for the project.

  • Starting-line and plank-layout planning
  • Standard cutting and plank assembly
  • Required perimeter expansion spacing
  • Installation-area cleanup
  • Final walkthrough

The written estimate remains the controlling project scope.

STARTING PRICES

When the Starting Rates Apply

The published rates generally apply to standard straight-layout floating-floor installations with a ready work area and no unusual preparation, access, or staging needs.

  • The flooring is suitable for the room and uses an installation method we offer.
  • The visible floor surface and work area are ready for the work listed in the estimate.
  • Rooms are empty or mostly cleared.
  • Flooring has been delivered and staged near the work area.
  • Tools and flooring can reach the work area without unusual access problems.
  • The flooring will use a standard straight layout.
  • Removal, preparation, trim, transitions, stairs, and other additional work are priced separately.

Occupied rooms, phased work, limited preparation, unusual access, and product-specific installation requirements can affect the final price.

What We Can Check Before Work Begins

We look at the visible floor surface for cleanliness, dryness, flatness, damage, and compatibility with the flooring instructions.

Hidden conditions may not become clear until existing material is removed or the area is exposed.

PLANK LAYOUT

Good Layout Starts Before the First Plank

Before installation begins, we plan the starting line and plank layout around the room and adjoining spaces so we can keep the first and last rows balanced, avoid narrow slivers, and maintain clean sightlines wherever the layout allows.

SMALLER PROJECTS

Labor-Only Minimum Installation Charge

A $750 minimum installation charge applies to smaller labor-only installation projects. The Modin Base bundle instead uses its separate 250-project-sq.-ft. minimum.

Even a small room still requires travel, setup, layout, cutting, installation, and cleanup. Tight or complicated spaces may be quoted above the minimum.

QUALIFYING PROJECTS

Pricing for Larger Projects

Large, open projects may qualify for adjusted pricing.

Square footage matters, but so do the room layout, access, material staging, preparation, and whether the work can be completed in one continuous schedule.

Any adjustment will be shown in the written estimate.

PUBLISHED ADD-ON RATES

Common Additional Work

These starting rates apply when the listed work is needed. The written estimate identifies the quantities and project-specific scope.

  • Qualifying door-jamb/casing work: $30 per door
  • Transition installation: $25 each, plus the actual/project-specific transition material cost
  • Subfloor repair/replacement: $5.00 per sq. ft.
  • 1/8-inch plywood/luan overlay: $5.00 per sq. ft.
  • Floor leveling: $3.00 per sq. ft.
  • Floor-prep mobilization/trip charge: $250 per prep day, in addition to applicable prep quantities

EXISTING-FLOOR REMOVAL

Removal Labor Starting Rates

  • Carpet removal labor: $0.65 per sq. ft.
  • LVP removal labor: $0.75 per sq. ft.
  • Laminate removal labor: $0.75 per sq. ft.

Disposal/haul-away is not included in those removal labor rates. It is separately scoped and priced when applicable.

ESTIMATED SALES TAX

Tax Uses the Project County

The public estimator uses the selected North Carolina project county and the current dated tax-rate dataset to estimate sales tax on the calculated taxable subtotal. The written estimate controls final tax treatment for the actual project.

Flooring Products

Customer-supplied compatible flooring is welcome.

Products within the same flooring category can still require different installation methods. The locking system, plank dimensions, attached pad or separate underlayment, cutting requirements, acclimation instructions, and layout limitations may affect labor pricing.

Material sourcing is also available for customers who need help selecting or ordering flooring.

COORDINATING WORK

Stair Treads, Landings, and Nosing

Coordinating stair work is quoted after we review the selected flooring, compatible stair components, stair construction, measurements, and finishing details.

Stair work is priced separately from the square-foot installation rates.

Common Pricing Questions

Do the starting prices include the flooring?
The $3.25 / $3.75 / $4.50 published installation rates are labor only. The defined Flooret Modin Base bundle is different: it starts at $5.99 per project square foot and includes Modin Base material plus standard click-lock LVP installation, subject to the 250-square-foot bundle minimum. Preparation, removal, disposal, transitions, jamb work, stairs, tax, and other project-specific work remain separate unless listed in the written estimate.
Why are the starting rates different?
LVP, laminate, and engineered hardwood do not have the same construction or installation requirements. The product’s locking system, thickness, cutting requirements, underlayment, acclimation instructions, and handling needs can affect the labor involved.
Will every project cost the published starting rate?
No. These are starting labor rates for standard straight-layout installations. The final price depends on the selected flooring, locking system, layout, preparation, access, stairs, transitions, and work included.
Can I provide my own flooring?
Yes. Customer-supplied compatible flooring is welcome. Before confirming installation, we review the product instructions, quantity, trim pieces, joint system, and room conditions.

Can larger projects receive adjusted pricing?
Sometimes, but there are no automatic square-footage tiers. Large, open projects may qualify when the layout, access, staging, preparation, and schedule make the work more efficient. Any adjustment will be shown in the written estimate.
Are stairs included in the square-foot rate?
No. Stair treads, landings, nosing, and other coordinating stair work are priced separately.
